As we embark on this thrilling journey, our main goal is simple: buy as many properties as possible. The more we own, the more rent we can collect from our fellow players. It’s a surefire way to build a fortune!
And here’s the best part: if you manage to outsmart and outlast your opponents, you’ll be crowned the ultimate victor. That’s right, my friend, when all the other players have gone bankrupt, the last one standing with money in their pocket takes home the glory!
Setting Up Camp
Now that we’re all set to dive into this land of riches, let me walk you through the setup. It’s a piece of cake, I promise.
First, take a look at what’s in the box. We’ve got a gameboard that will be your playground, six character pieces ready to be your loyal companions, and a bunch of cards to spice up the adventure – 22 Title Deed cards, 16 Royal Decree cards, and 16 Family Chef cards.
But that’s not all, my friend. To build your empire, you’ll need some village dwellings and castles. We’ve got 32 of the former and 12 of the latter, all up for grabs. And if that’s not exciting enough, there’s even a snowflake token and a dice money pack to keep things interesting.

Let the Adventure Begin!

Alright, here’s what we’re gonna do: We need to pick someone to be the Banker. They’re gonna be in charge of a few things, so listen up:
- The Bank’s money
- Village Dwellings
- Castles
- Title Deed cards
- Auctions
Now, the Banker can totally play the game too, but they need to keep their money separate from the Bank. Gotta have that separation, you know?

Hey there! So, here’s the deal – as a banker, I’m here to hook you players up with something extra special. When it comes to this game, you know the drill–I’m talking about cash, baby! I’ll make sure each player gets a generous dose of it.

I’ll start by giving you some instructions on how to set up and begin playing the game.
To begin, keep $1500 in the box as the Bank. After that, shuffle the Family Chest cards and place them facedown on the game board. Shuffle the Royal Decree Post cards as well and place them also facedown on the game board. Now, it’s time for each player to choose a piece and place it on the GO space.
Let’s Get Started!
Do you know who goes first? Well, each player will roll both dice, and the person with the highest number starts. Then, the play moves to the left, keeping the game going.
- First, roll both dice.
- Once you’ve rolled the dice, move your piece clockwise that number of spaces.
- Now, let’s see where you landed. And don’t forget to follow the rules of that board space.
If you rolled doubles, guess what? You get to roll the dice again and take another turn. But be careful! Rolling doubles three times in a row is a dangerous move. If you do that, you’ll end up immediately going to Jail! So, don’t complete your third turn if that happens.
Alright, let’s dive in and get started! Pay attention to the spaces you land on as you make your way through the game.
Spaces on the Board
A. Scenes
In this game, the spaces you’ll encounter are called scenes. They come in different sets of colors.

Getting Unowned Scenes
Once I land on an unowned scene, I have two options: buy it or auction it.
Opting to Buy
If I choose to buy the scene, I must pay the price shown on the board space and I get to take the Title Deed card from the Bank.
Deciding Not to Buy
If I don’t want to buy the scene, the Banker must hold an auction for it. The bidding starts at M10, and anyone can increase the bid by as little as M1.
There’s no need to stick to turn order during the auction. The Banker will end it when no one wants to increase the bid anymore.
The highest bidder then pays the Bank. However, if no one wants to bid, that’s totally fine. Nobody pays anything, and the Title Deed card remains with the Bank.
Building Color Sets

When I own each scene in a color set, it’s like having a superpower.

Owned Scenes
Here’s the deal: when you land on a scene that someone else owns, they get to ask you for rent.
If they play their cards right and ask you before the next player rolls the dice, then you gotta cough up the cash. Just look at the scene’s Title Deed card to see how much you owe. But hey, if they forget to ask, you’re off the hook!
B. Action Spaces
Go

When you land on or pass the GO space on the board, you’ll receive M200 from the bank.
Let’s talk about the Royal Decree and Family Chest cards that you can pick up during the game.

So here’s what you do: grab the top card from the stack that matches and do whatever it tells you right away. Once you’re done, just stick it back on the bottom of the pile. Easy as pie!

Hey there! Did you know that there are four cool Element spaces? They are Earth, Wind, Fire, and Water. Whenever you land on one, you get to move forward to the next Element space. How awesome is that?
Snowflake

When you want to make your games of Monopoly Frozen 2 even more exciting, there’s a special power you can unleash! By sharing one of your cherished family memories, you get to activate Elsa’s incredible ice powers. It’s like bringing a piece of your own magic into the game!
Here’s how it works: after you’ve shared your memory, you can place the snowflake token on any scene that you own, whether it’s already occupied by another player or not. This is your way of marking that scene as enchanted by Elsa herself.
But the real fun begins when another player lands on that scene. They now have to pay you double the rent! It’s a cool twist that allows you to be the one to collect some extra cash while everyone else navigates the frigid lands of Arendelle.

Hey there! No need to fret. If you find yourself in this spot, simply place your token in the Just Visiting area.
Beware of Jail

Hey, I wanted to let you know that if you land on the In Jail space, you have to move your game piece there right away. Unfortunately, you don’t get the M200 for passing GO. Your turn is over for now, but don’t worry, you still have some options while you’re in Jail. You can collect rent, bid during auctions, buy Village Dwellings and Castles, mortgage properties, and make trades.
So, how do you get out of Jail?
Well, you actually have three options:
- Option 1: You can pay M50 at the beginning of your next turn. After that, you roll the dice and move as usual.
- Option 2: If you have a Get Out of Jail Free card, you can use it at the start of your next turn. If you don’t have one, you can buy it from another player. In either case, once you use the card, you put it at the bottom of the appropriate deck, and then you roll the dice and move.
- Option 3: Finally, if you manage to roll doubles on your next turn, you’re free! That means you can use that roll to move, and your turn ends right there.
So here’s what you can do if you’re in Jail and want to try for doubles. You have three turns to see if you can roll doubles. If you don’t roll any doubles by your third turn, then you’ll need to pay M50 and use your last roll as your next move.
Let’s Talk About Buildings
Building Village Dwellings

Once you have a set of colors, you can begin purchasing Village Dwellings right away. You don’t have to wait for your turn.
Just pay the Bank the amount shown on the Title Deed card, and place a Village Dwelling on the corresponding scene.
Remember, you must build evenly. This means you have to build one Village Dwelling on each scene in the set before you can build a second one on any scene. Keep in mind that you can only have a maximum of four Village Dwellings on one scene.
Creating Castles

Once you have four Village Dwellings on all scenes in a color set, you can pay to upgrade to a Castle.
When you have four Village Dwellings on every scene of the same color, you can choose to upgrade to a Castle. To do this, you need to pay the Castle cost listed on the Title Deed card. Then, return all four Village Dwellings back to the Bank and place a Castle on the scene.
Keep in mind that you can only have one Castle per scene. Once you have a Castle, you can’t add any more Village Dwellings to that scene. Also, if any scene in the color set of the scene you want to build on is mortgaged, you cannot build on it.
Not Enough Buildings
If multiple players want to buy the last Village Dwelling or Castle, the Banker must hold an auction. The bidding starts at MIO, and players can increase the bid by as little as Ml. The order of turns doesn’t matter during the auction. If you win the auction, you must pay the Bank the final bid amount.
No Buildings Left
If there are no buildings available for purchase, you can’t buy any until someone decides to sell one back to the Bank.
Deals and trades
You have the freedom to buy, sell, or swap scenes with other players at any point during the game. This means you can negotiate deals and trade scenes with your fellow players for strategic advantages.
If you want to sell or trade a scene, you have to sell all the buildings on a color set first. You can’t sell buildings to another player.
Scenes can be traded for cash, other scenes, or Get Out of Jail Free cards. The players involved in the deal decide how much they’re worth.
If a scene is mortgaged, you can still trade it, but the price has to be agreed upon by everyone.
If you become the new owner of a scene, you have to do the following right away:
- Pay off the mortgage (give the Bank the cost to unmortgage the property).
- Keep the mortgage (pay the Bank 10% of the mortgage value now).
Help! I Can’t Pay
Try to get money.
If you owe money and can’t pay, try to get money by selling buildings back to the Bank or mortgaging your properties.
Selling Buildings

Want to make a great deal in the game? Sell your Castles to the Bank at a bargain – they’ll buy them from you for only half of what you paid. And here’s the best part: you can immediately exchange those Castles for four Village Dwellings! But don’t stop there! You can also sell your Village Dwellings to the Bank, again for half of what you paid. Just remember, if you have multiple Village Dwellings, you need to sell them evenly across your color set. So why wait? Make the most of your properties and cash in – it’s a win-win!

Mortgage Meltdown
When you want to mortgage a scene in the game, you’ve got to take a few steps. First things first, you need to sell all the buildings on that scene’s color set back to the Bank. The catch is that you’ll only get half of what they’re actually worth. Once you’ve done that, it’s time to mortgage! Simply turn the Title Deed card face down and get the mortgage value from the back of the card. That’s what you’ll collect from the Bank.
Now, if you ever want to pay off that mortgage, you’ll have to cough up the mortgage cost plus 10% to the Bank. Once you’ve done that, you can flip that Title Deed card face up again. Easy as pie!
If You’re Broke, You’re Out!
What if You Owe Another Player?
- Pay back the mortgage in full. Simple as that. No more debts hanging over your head!
- If you don’t have all the cash, you can always just keep the mortgage and cough up 10% of the mortgage value to the Bank for now. They’ll let you off easy this one time.
What if You Owe the Bank?
If you’re playing Monopoly, it’s important to know what to do when the game ends. Here are some important steps to follow:
First, you need to return all of your scenes to the Bank. This means that any mortgages you may have are canceled. And don’t forget, all of your scenes must immediately be put up for auction.
Next, if you have any Get Out of Jail Free cards, return them to the bottom of the appropriate deck.
End of the Game
The game continues until there is only one person left playing. That person is the winner!
Top Tips
If you want to keep your game short and sweet, it’s best not to use any house rules. Stick to the rules in the rulebook.
Another tip is to always auction a scene when someone doesn’t want to buy it. Never loan money to other players or make deals not to charge each other rent.
And remember, there’s no bonus for landing on Free Parking, so don’t put any money in the center of the board.
