Object of the Game
The object of Dream Home is to create the most beautiful and well-designed house. You’ll earn points by strategically placing rooms and decorations, with the goal of scoring higher than your opponents.
Setting Up the Game
To begin, each player will receive a game board depicting their dream house. The game also comes with room cards and decoration cards, which will be shuffled separately and placed face-down in two separate decks. Two room cards and two decoration cards are then drawn and placed face-up near the decks.
Gameplay
On your turn, you have two actions to choose from: drawing and placing a room card, or drawing and placing a decoration card. You can also use action tokens to perform additional actions during your turn.
When placing a room card, you must slide it into your house, aligning it with the front wall and making sure it connects to existing rooms. Each room card will have a point value, and you’ll earn points based on the room’s size and any bonuses it provides.
Decoration cards, on the other hand, can be placed in any room that has an available slot. Decorations will also have point values and may offer bonuses. Placing decorations strategically can help you maximize your score.
During the game, you’ll also have the opportunity to acquire additional resources and bonuses through roof cards, tool cards, and helper cards. These cards can provide you with special abilities and advantages, so pay attention to what is available.
Scoring
At the end of the game, you’ll tally your points based on the rooms and decorations in your house, as well as any bonuses you’ve acquired through roof, tool, and helper cards. The player with the highest total score wins the game and becomes the master of their dream home!

Let’s Set the Stage
- First, each player will receive their own home board and a reference tile.
- Next, let’s place the game board right in the middle of the table.
I’ve got the perfect recipe to make your game night even more exciting! Let me show you how to set up and get started with the game. Here’s what you need to do:
First, gather all the resource cards and give them a good shuffle. Once shuffled, place the deck face down on the game board A. From the deck, draw four resource cards and put them face up on the four spaces along the top row. Remember, the first-player space on the left must always be empty!
Next, it’s time to deal with the room cards. Shuffle them well and place the deck face down on the game board B. Draw five room cards from the deck and place them face up on the spaces along the bottom row.
Don’t forget about the decor tokens! Keep them nearby, ready to be used during the game.
To determine who goes first, give the first player marker to the youngest player. They’ll have the honor of taking the first turn.

How to Play the Game
Let me walk you through the game play, so you can get started right away. We’ll be playing 12 rounds in total. The player who has the first player marker goes first in each round, and then the turns go around clockwise.
When it’s your turn, you have to choose a column on the game board. In that column, you’ll find a pair of cards – one room card and one resource card. Take those cards and put them in front of you. If you choose the leftmost column, you also get the bottom card and the first player marker.
Now, take the room card you just got and place it strategically on your home board. Try to place it near other rooms of the same type, if possible.
If nobody chooses the leftmost column, the current first player gets to keep the first player marker and will take the first turn in the next round.
After everyone has taken their turns, we have to reset the cards on the board. That means we have to discard any cards that are still on the board and refill each row. The top row gets 4 new resource cards, and the bottom row gets 5 new room cards.
When all the cards have been played and there are no more cards left on the deck, that’s when the game comes to an end. At this point, it’s time to tally up the points and see who’s the winner.

Welcome to the world of Basement Room Cards! These special cards represent the cool, hidden rooms in your home. You can only place them on the bottom floor of your home board, in those two special spaces just waiting to be filled.
Basement cards are pretty easy to spot. Just look for their dark border and the way their name and point value are proudly displayed at the top of the card. They really stand out!
Each type of resource card has its own unique rules and abilities. Let’s dive in and explore what each one has to offer:
Roof Cards – Roof cards are like a mysterious stack of hidden surprises waiting on the roof of your home board. You start the game not knowing what they hold, but you’ll uncover their secrets as you play.
As you carefully choose and place a roof card on your stack, make sure you remember that it will remain a mystery until the end of the game. The roof cards come in four different types, each harboring its own unique surprise.
Decor Cards – When you grab a decor card, you put the matching token on one of your rooms.
You have to choose a room that doesn’t already have a token and matches the type of the decor card. After that, you throw away the card.
If all of your rooms of the specified type already have a token or if you don’t have a room of that type, you can’t put the token. In that case, you just get rid of the card. By putting a decor token on a room card, you complete that room.
Tool Cards – Tool cards are like helpful items that you can use during the game. Imagine them as special tools that you keep near your home board. Each card has instructions on when and how to use it.
Helper Cards – Helper cards are like your personal assistants in the game.
Helper cards play a role at the end of the game for scoring purposes, except for the Interior Designer, who can also be used during the game.
To help keep track of scoring for certain helper cards, it’s a good idea to keep the discarded room cards and resource cards separate.
Changes for 2-3 Players
In a game with two or three players, follow the usual setup steps. Before the first player takes their turn each round, they select a column of cards to discard. The chosen pair of cards is removed. The leftmost column can’t be discarded.
Note: If you’re playing with younger players, you can simplify the game by ignoring this discard rule.
Placing Room Cards
Once I choose a room card, I put it on my home board. I can’t move it unless a specific tool or helper card allows me to do so.
There might be empty spaces between rooms on the same floor. As long as I follow these rules, I don’t have to place cards from left to right or in any particular order:
A room card can’t have an empty space right below it.
Basement cards go on one of the two basement spaces. Normal and unique room cards go on spaces in the top two floors.
When I expand a room, I can’t go over the maximum size specified on the room card. (If I want more info on expanding rooms, I can check page 7).
When I can’t put a room card down, or if I don’t want to put a specific room card down, I simply place it face-down on an empty space on my home board. This creates an empty room, which doesn’t score any points at the end of the game.
An empty room, just like any other room, cannot have an empty space directly under it. I can place empty rooms next to each other, but they don’t grow or expand.
In the Dream Home game, each bedroom can only hold two cards. That means you can’t put a third bedroom card next to the ones you already have.
You can expand your rooms horizontally to earn more points. The number of cards each room can hold is shown by these icons: or .
If a room has its maximum number of cards or contains a decor token, it’s considered finished and can’t be expanded further. If you already have a finished room of the same type, you can’t place another room card next to it. If there’s no other space available, you have to place the room card facedown as an empty room, which doesn’t score any points.
Note: Rooms that are next to each other vertically are on different floors and score points separately.

I. Points For Rooms
Most rooms score points based on the number of cards that make up the room. This is determined by the cards being adjacent to each other horizontally. You can find the point value of each room at the bottom of its card.
When it comes to living rooms, you have different options to choose from. You can have a one-card living room, a two-card living room, or a three-card living room. But did you know that each type of living room has a different point value?
Let me break it down for you. A one-card living room is worth 1 point. It’s the simplest and most basic type of living room. You just need one card to create it.
If you want something a bit more sophisticated, you can go for a two-card living room. This type of living room is worth 4 points. You’ll need two cards to make it, but it’s definitely worth the extra effort.

When you pick a roof card, you simply put it face down on the roof section of your home board. And guess what? You can’t peek at those cards until the game is over!
But here’s where it gets interesting – at the end of the game, you finally get to flip those cards and see what you’ve got. From the ones you’ve revealed, you get to choose four of them to build your home’s roof. And here’s what’s really cool – the points you get for your roof depends on how consistent or uniform it is:
- Having a full, matching roof (four roof cards of the same color) will get you 8 points.
- Having a full, mismatched roof (four roof cards of different colors) will get you 3 points.
- If your roof is incomplete (less than four roof cards), you won’t get any points.
- Any extra roof cards you have beyond the four you use won’t get you any points.
Moreover, every window in a complete roof will earn you an additional point. There is only one window on each type of roof card.
How to Win the Game
To win the game, you need to collect the most points. It’s as simple as that!
If there happens to be a tie between players, don’t worry. You still have a chance to come out on top. Take a closer look at the artwork in your room. Some of the kids are hiding, so you might have to search carefully. Count the number of kids you find in your home. The player with the most kids wins. And if there’s still a tie, don’t be discouraged. The tied players will share the victory together. Teamwork makes the dream work!
An Example of Scoring
Rooms
- I give 2 points to the Playroom.
- You get 4 points for the Living Room.
- The Bathroom will earn you 1 point.
- If you have a Dressing Room, that’s worth 1 point.
- You’ll score 1 point for each Bathroom.
- A Bedroom adds 1 point to your score.
- Don’t forget the Kitchen – that’s 1 point as well.
- If your Pantry is next to your Kitchen, it’s worth 3 points.
- You get another point for having a second Kitchen.
- Unfortunately, a Garage and an Empty Room won’t earn you any points.
Decor
- A Piano in your home will add 3 points.
- If you have a Cat House, you’ll score 1 point.
Home Functionality
- Each of the top two floors has a bathroom: 3 points
- 3 points for a bathroom, kitchen, and bedroom
Roof
- A complete, mismatched roof earns 3 points
- A window is worth 1 point
